Program examples are not approvals
FHA 203(k) and Fannie Mae HomeStyle® Renovation may be modeled where configured. Each program and lender applies distinct occupancy, unit-count, property, borrower, value, scope, contractor, and transaction rules.
Trust
HomeSifter is useful when its assumptions, boundaries, and reasons are visible. The platform is designed to support a better property decision while preserving the roles of the buyer's licensed professionals.
Licensed brokerage
Licensure does not imply endorsement. Verify the current record directly through the State of New Jersey.
Bright MLS operating framework
HomeSifter states that it has worked with Bright MLS data since 2019. In August 2026, Patrick A. Neely, LLC signed Bright MLS content-license paperwork for approved sites and uses, subject to its terms and applicable Bright approvals. This does not create unrestricted data, product, professional, market, export, redistribution, or administration rights.
Professional activation remains subject to the applicable identity, brokerage, signer, market, permitted-use, and processing requirements. Bright's current broker-authorization form states that processing can take up to three business days; that is not a promise of account or credential activation within three days.
Review the governed onboarding pathCapability and consent
The same shared case can preserve search, property, financing, condition, participant, and decision context—but every action still needs the right authority.
FHA 203(k) and Fannie Mae HomeStyle® Renovation may be modeled where configured. Each program and lender applies distinct occupancy, unit-count, property, borrower, value, scope, contractor, and transaction rules.
Before documented scope exists, HomeSifter can show modeled renovation-financing capacity. A preliminary funding gap appears only after that capacity is compared with a documented property-scope range.
Virtual-number, SMS, call bridging, recording, transcription, booking, notification, retention, and communication-preference workflows require separately confirmed providers, consent, recipients, purposes, jurisdictional rules, and account configuration.
Flood, voucher, assistance, USDA, route, and other geographic or program indicators can support a question. They do not replace the responsible agency, insurer, lender, engineer, local authority, or professional determination.
Independent publication record
Patrick A. Neely's contributor work presents the system-level case for affordability-first search, payment intelligence, and mortgage-grade product design—and now extends it to a testable effective-inventory and buyer-seller-chain hypothesis. Publication does not constitute HousingWire endorsement or evidence of HomeSifter inventory, conversion, or transaction performance.
Read the published progressionProduct boundaries
Supports flexible property discovery, preserves configured HomeSeeker signals and context, evaluates selected property and financing assumptions, and identifies the next responsible question.
Issue a loan approval, underwriting commitment, rate lock, appraisal, property inspection, legal opinion, or guarantee that a transaction will close.
Loan officers verify financing and eligibility. Real estate professionals advise on properties, representation, negotiations, and local market practice.
HomeSifter does not select, rank, recommend, assign, or require a lender. The buyer may choose any mortgage professional, and product access or results do not depend on that choice.
ResiLink is a separately scoped property-condition and field-execution pathway. A HomeSifter result does not authorize site access, contractor work, repairs, spending, scheduling, or completion acceptance.
HomeSifter can model primary-residence, second-home, and investment scenarios across one-to-four-unit properties where supported by a configured path. That engine breadth does not mean every program supports every occupancy, unit count, borrower, property, scope, value, lender, or transaction.
Trust architecture
Statuses appear with the property-specific assumptions and reasons that produced them.
Validation can use a locked buyer profile and common listing universe to compare HomeSifter with conventional search methods.
Licensed content, sites, products, professionals, markets, and uses remain subject to their applicable authorization, attribution, reporting, and compliance rules.
Current, account-specific, modeled, and separately scoped capabilities are identified so a concept is not mistaken for an activated workflow.
The public capability registry attaches a product state, approved claim, evidence owner, limitation, audience, and verification date to every governed feature. Inspect the complete registry.
Signal and action governance
Equal visibility does not mean equal authority. A property signal becomes useful only when the people, purpose, destination, and next decision are explicit.
Saved-property visibility and role-specific notifications apply only to designated authorized participants when configured for the account.
A public request does not create an account, invite a participant, activate a search or MLS content, deliver a notification, schedule an event, or create a charge.
The home seeker decides interest. The agent handles property and representation work. The lender verifies financing. HomeSifter governs its own access, scope, provisioning, and review.
Messaging, recording, CRM or API events, automation, retention, failure handling, and custom development require their own technical, commercial, consent, and data-use definition.
Public pages may record page views, governed pathway clicks, coarse campaign attribution, and form-submit attempts using random browser and session identifiers. These events do not include form-field content, IP addresses, device fingerprinting, or third-party advertising identifiers. A browser identifier is not proof of a unique person.
No verified HomeSifter platform result is published yet. Historical recognition and service reviews establish relevant participation and customer experience—not current platform performance.
Historical service evidence
These earlier housing-search and brokerage reviews are not validation of the current HomeSifter platform. Across 15 Trustpilot reviews, customers repeatedly described responsive guidance, more relevant options, reduced workload, and practical advocacy through the housing-search process.
"He meets you where you are and becomes your advocate."
"Patrick was very informative, responsive, and friendly."
"It saved me time and effort."
"Patrick was professional, timely and did exactly what he said he would do."
Trustpilot hosts these reviews under HomeSifter's former homesearchbymortgage.com domain. They describe individual housing-search and brokerage experiences, including rental searches, and do not validate mortgage calculations, loan eligibility, or future results.
Standard disclosure
Payment and cash-to-close figures are estimates based on selected assumptions and available property data. They may change with rates, credit, insurance, taxes, HOA information, loan terms, assistance, appraisal, condition, and lender requirements. Lender and real estate professional review is required before relying on a result. Any modeled renovation capacity or capacity-versus-scope state is also preliminary and does not replace lender, appraisal, inspection, contractor, title, permit, insurance, or other applicable professional review.
