Search your way
Use familiar price and property-tax limits, or add HomeSifter’s patent-pending mortgage-payment search method with cash analysis when those inputs improve the decision.
Property discovery → shared signal → professional action
Search your way. See what truly fits. Keep the right people aligned. Act when it matters. HomeSifter's patent-pending mortgage-payment search method is the differentiated intelligence layer—not the only way into the platform.
HomeSifter is a responsive web application. There is no app to download; confirmed capabilities can be used from mobile or desktop.
One platform · Four connected layers
Payment search is a differentiated decision method inside the platform. It is not the platform boundary.
Use familiar price and property-tax limits, or add HomeSifter’s patent-pending mortgage-payment search method with cash analysis when those inputs improve the decision.
When configured for the account, designated authorized buyers, occupants, agents, and mortgage professionals can share selected saved properties, explanations, and role-specific notifications.
Compare result sets, expose material assumptions, identify missing facts, and show why a property entered, left, or requires professional review.
A favorite, new match, changed assumption, or unresolved property fact can become a governed action for the buyer, agent, lender, renovation team, or connected system.
Agnostic search · Explainable context
A person can begin with ordinary price criteria and add more context only when it earns its place in the decision.
Use the familiar price ceiling and an optional property-tax limit without adding mortgage assumptions.
Apply HomeSifter’s patent-pending mortgage-payment search method using configured financing assumptions, cash boundaries, and available property facts.
Add one or more commute points, location, unit count, accessibility, condition, occupancy, household, and detailed property requirements to the same search request.
Where configured, inspect assistance, flood, repair, modeled renovation capacity, and any scope-dependent preliminary funding gap before the responsible professional makes a decision.
Shared context · Role-specific authority
Equal visibility does not mean equal authority. Each participant sees the shared signal while retaining the decision that belongs to them.
A new match, favorite, changed assumption, or unresolved property fact creates a decision event when that event is configured for the account.
The selected property, relevant assumptions, source status, and authorized participant activity remain connected to the governed HomeSeeker record.
The agent handles property and pursuit questions. The lender verifies financing. Other specialists retain their own decision rights.
Configured notifications, review steps, and separately scoped connected-system events follow the confirmed permissions, destinations, timing, and account scope.
Participant invitations, favorite visibility, notifications, delivery channels, recipients, and connected-system events are governed by the confirmed account, market, consent, and integration scope. The public website does not itself activate them.
The property-centered ecosystem
The platform is broader than a search portal, CRM, or transaction manager because it keeps the household, property, financial scenario, authorized participants, and decision history connected.
Rent, own, or compare both. Add one or more commute destinations plus available frontage, lot, above-grade area, basement, style, first-floor bedroom, accessibility, elevator, exterior, special-sale, REO, short-sale, and opportunity-zone fields.
Compare price and tax with payment and cash. Itemize principal, interest, taxes, homeowner and mortgage insurance, association expense, estimated closing costs, concessions, assistance, occupancy, and program assumptions.
Reconcile saved profiles against new or changed listings, preserve selected favorites, and route relevant property changes to designated authorized participants according to the confirmed cadence and communication settings.
Use available map and flood-hazard context, commute estimates, multi-stop tour planning, listing identifiers, and lender or other professional-review requests without converting preliminary data into a determination.
Virtual-number, lead-intake, booking, SMS, call bridging, recording, transcription, documents, notes, client reassignment, CRM events, and administrative logs require capability, consent, retention, access, and integration confirmation.
Model potential renovation capacity, compare it with a documented selected-property scope, disclose a preliminary funding gap when supported, and route separate field-scope or execution-readiness work to ResiLink.
Advanced field availability depends on the permitted listing source and market. “Hourly,” “real time,” route optimization, flood data, message delivery, recording, transcription, and storage each retain their own source, capability, consent, retention, and verification boundaries.
From promotion to property opportunity
A proposed design-partner analysis could model how a stated rate or buydown assumption changes the property matches returned for that scenario. A later experiment could compare additional modeled matches with observed favorite attributes and route selected scenarios to an authorized lender for review.
This does not determine qualification, predict buyer behavior, or promise conversion. Probability or optimization features require a defined dataset, validation plan, and separate technical and commercial scope.
The broader hypothesis is that better matching can change which existing listings enter a household's provisional decision set. HomeSifter's larger job is to preserve why the property appeared and route the next responsible review. Whether that changes market participation remains unverified.

More than the monthly payment
Availability depends on the property, geography, lender, program, source data, and configured workflow. Estimates remain subject to professional verification.
Platform-wide scenario coverage does not mean every program supports every combination. For example, renovation-program occupancy and unit-count rules differ. The participating lender determines the applicable path, eligibility, terms, and proceeds.
Bright MLS operating framework
HomeSifter states that it has worked with Bright MLS data since 2019. In August 2026, Patrick A. Neely, LLC signed Bright MLS content-license paperwork for approved sites and uses, subject to its terms and applicable Bright approvals.
Every product, site, professional, brokerage, market, and use still requires the applicable approval, authorization, registration, attribution, reporting, and compliance controls. Bright’s current broker-authorization form states that processing can take up to three business days; that is not a promise of account or credential activation within three days.

The smallest useful activation is one governed property decision—not a universal platform commitment.
